Before closing — the heads-up

Subject: A small closing gift for your new home

Hi [CLIENT FIRST NAME],

We're almost there. Along with the keys, I'm giving you a full year of WiseRavenHome — a simple way to keep the record of everything you do to the house.

Every time you make an improvement, you forward the receipt to a private email address and it files itself: vendor, date, amount, photos, permits and warranties. When you eventually sell, you hand the next buyer (and the appraiser) a clean report instead of a shoebox.

You'll get a code from me at closing. It takes about two minutes to set up.

Once you're in, you'll get a private receipt email address. Forward any contractor invoice, or snap a photo of a receipt from your phone, and it gets read and filed automatically. Tip: share that address with any contractor working on the house and they can file the invoice and job photos for you.

One year later — the check-in

Subject: One year in [PROPERTY ADDRESS] — how's the house?

Hi [CLIENT FIRST NAME],

Hard to believe it's been a year at [PROPERTY ADDRESS]. Quick nudge: if you've done any work on the house — paint, roof, HVAC service, landscaping, a new appliance — forward those receipts into your WiseRavenHome record so they're captured while you still have them.

If you've hardened anything against wildfire (metal roof, dual-pane windows, defensible space clearing), tag those too. You can export a wildfire record on its own for your insurer.

And if you know anyone buying or selling this year, I'd love an introduction.
